Beware of Escrows That Do Not Give You Details.
As a party to any transaction, you are entitled to receive escrow costs (estimated costs) as well as general information from escrow. Make sure that the paperwork you sign is THE SAME as the one reflected in your copy marked (Buyer's Copy or Seller's Copy). depending on whether you are the buyer or the seller, of course. Make sure you know what you are getting charged for. If escrow charges $75 to deliver documents, you may not want that. Have them FED EX it, or mail it. That is less expensive. THIS is why you need all this information in advance, prior to closing of escrow. Technically, you should receive some quotes on fees BEFORE you open escrow, so you know which company to shoose. Especially if there is a SHORT SALE. Sometimes, you need to call several escrows, interview them and ask about their experience in short sales, and/or experience in handling transactions. Have them email you or fax you a sheet that describes their rates. This way, they will not be able to OVERCHARGE you if your fees are spelled out in advance. I have heard of escrow companies out there, that will not want to give the client their fees in writing, will wait 'till the day of closing, and then they start charging. Just beware.
